A classic Haussmannian building


The large 1,350 square feet apartment sits on the fourth floor of a classic French 19th-century Haussmannian building.


Haussmannian buildings are classic Paris, with high ceilings, a mansard roof, and classic interior features from parquet floors to marble fireplaces.


But it’s important to understand that this apartment didn't look at all like this when the clients bought it. Often, buyers must use their imagination and stay open to the wonderful possibilities that a period property in Paris can offer.


When searching, our agents are primarily looking at the features you cannot change. Things like the location, the height of the ceilings, load bearing walls, the windows, and other important functions such as where the water access is.


Everything else about the interiors can be easily adapted according to the client’s wishes and desires.



Restoring the original features


When first viewed by our clients, this apartment was much more modern, decorated plainly in white. That is how the client purchased it – a wonderful blank canvas.


But after a thorough renovation, they were able to enhance the property with the original features they were looking for. This stays true to the apartment’s history.


The charming features added during the renovation include a marble fireplace, a chandelier, wainscoting, and traditional moldings.


One comment made by the client during the original search was a desire for their dream apartment to “resemble a small Versailles,” and this is something we think they have achieved here.



The tastes of our American clients


In a classic Haussmannian apartment, the kitchen is usually at the back and is often relocated. Here, the good news was that the kitchen was already across from the reception area, a more desired location for modern living.


All it took was work from a decorator who understood the needs and tastes of our American clients. They changed the basic kitchen into a high-end space, perfectly matching the feel and décor of the rest of the apartment.


Now, as you move from room to room, the natural light shines through, really showcasing these beautiful spaces.



Renovating the bedrooms


The Versailles theme continues in the master bedroom. Located at the other end of the apartment, it’s protected from noise and overlooks a quiet courtyard. It’s large enough to have a queen size bed.


The master suite also includes a separate WC and a large bathroom with a gigantic bathtub, spacious shower, and twin sinks.


The second bedroom has also been artfully renovated. This has an ensuite shower and sink, while the guest bath is adjacent.


During the work, it was important that this bedroom had enough space for a fold-out sofa, along with lots of storage space. It’s a wonderful bedroom to welcome guests staying with the clients.
